Bulldozer cutting and leveling a sandy house pad in Clermont Central Florida

Turning a raw wooded lot in Clermont, Lake County, Orlando, Kissimmee, or Polk County into a flat, compacted, build-ready homesite or pole-barn pad takes more than just knocking down trees. Your concrete contractor, custom home builder, or metal building erector needs a pad that is stripped of organics, raised above standing water, compacted in lifts, and sloped so Florida downpours drain away from the slab.

Here is the exact 5-step process we use at Earth Purveyors to prepare residential and light-commercial building sites across Central Florida.

Step 1: Cutting in the Construction Access Driveway

Before well drillers, concrete mixers, or framing trucks can get onto your land, they need a stable entrance that won't sink into soft Florida sugar sand or wet flatwoods soil. We clear a 12- to 20-foot corridor from the road, strip the soft surface sod/muck, grade a crowned base, and (when needed) lay down crushed concrete or limerock so heavy trucks have all-weather access. Typical residential driveway grading runs $1,500 – $4,500.

Step 2: Clearing & Full Stump Grubbing Inside the Building Envelope

Inside your house pad, garage, barn, and septic footprint—plus a 10- to 15-foot working perimeter around the structure—every tree and stump must be dug out completely (grubbed), not just ground down. We rake out the root mat so no decaying wood remains under your future foundation.

Step 3: Stripping Organic Topsoil ("Stripping the Pad")

The top 4 to 8 inches of pine needles, leaf litter, roots, and dark organic topsoil cannot support a structural slab. We strip that organic layer off the pad footprint and stockpile the topsoil on site so you can reuse it later around the yard after construction.

Step 4: Cut, Fill & Compaction in Lifts

Whether your property sits on the rolling hills of Clermont and Minneola (where we cut into the high side of the hill and balance the fill on the low side) or flat acreage in Osceola, Sumter, or East Orange County (where we bring in clean compactable fill dirt to raise your Finished Floor Elevation), we place fill in controlled lifts and compact it so your pad passes density testing. Full building pad preparation typically ranges from $4,000 to $12,000+ depending on pad size and fill volume.

Step 5: Finish Grading & Perimeter Swale Drainage

In Central Florida, summer afternoon storms can drop 3 inches of rain in an hour. We finish-grade the lot with positive fall away from all four sides of the pad and cut clean drainage swales ($800 – $3,000) to carry runoff to your ditch, retention area, or low pasture without eroding your driveway.

Frequently Asked Questions

How much does building pad prep cost in Central Florida?

A typical residential house pad, barn pad, or shop pad in Central Florida costs $4,000 to $12,000 for stripping organics, cutting, filling, leveling, and compacting—with large custom home pads or sites requiring heavy imported fill running up to $20,000.

How much larger than my house or barn should the cleared pad area be?

You should clear and grub at least 15 to 20 feet past the outside walls of your house, barn, or shop on all four sides to give room for form boards, concrete trucks, roof overhangs, and positive drainage grading.
